Most lenders offer a short term loan and if for any reason you are not able to pay off your loan in that time period you will need to renegotiate under new terms. This could mean more out of pocket costs, and added headaches. If you borrow through Kriss Investments, with our 5-year term, you can reduce your risk of being forced to sell your property prematurely at a reduced or distressed price. Additionally, Kriss Investments loans are different because we provide:
- No “garbage” fees
- No money out of pocket
- No payments for 8 months
Basically, we provide 100% financing, with no out of pocket expenses, and no payments for nine months. Our interest rates are not artificially low, with hidden fees added later. WIth Kriss Investments, we want you to succeed, and being upfront and honest is the first step in that.

Terms and Conditions:
- Must be non-owner occupied
- 18% interest only loan with a five (5) year balloon
- Six (6) month “LIFE” of the mortgage Prepayment Penalty
- 60% to 65% ARV, dependent on property and location
- Eight months prepaid payments, prorated if paid back sooner
- $450 attorney document preparation fee
- ALTA policy in the amount of the mortgage
- One year prepaid HOI policy
- Assignment of rents provision
- Credit report with reasonable credit score and explanation
- Personal guarantee
- Area serviced is Northeast Ohio (Cuyahoga, Geauga, Lake, Lorain, Medina, Portage, and Summit counties)
